INTRODUCTION & CLIENT BACKGROUND

Our client recently purchased a second-hand house in Cork which will be their family home.

The client was referred to us by mortgage broker, and this was their first property purchase and their first experience using an online property solicitor.

The clients were particularly impressed by the efficiency, affordability, and speed of our online process.

JACOB LAW LLP ROLE

INSTRUCTION: We were instructed by the client to handle the legal transaction for the purchase of a second-hand property.

ONBOARDING: Once the client was onboarded, we created a client portal profile, verified their identity and address, and assigned a case manager to support the client while the solicitor handled the legal aspects of the purchase.

REVIEW OF SALES ADVISE NOTICE AN AND LOAN APPROVAL: We reviewed the Sales Advice Notice and the client’s loan approval to ensure there were no onerous conditions.

RECEIVING CONTRACTS: We received and reviewed the contracts and title to the property, raising pre-contract enquiries.

CONTRACTS EXCHANGE, SIGNING, CLOSING DATE: Once the contract was in order, we arranged for the client to sign it, agreed a tentative closing date with the vendor, and received the signed contracts. We then returned the contracts to the vendor’s solicitors and submitted the loan documents to the lender for drawdown.

FINAL INSPECTION, FINAL SEARCHES AND COMPLETION: After the client completed the survey and inspection of the property and confirmed everything was in order, we carried out the final searches and transferred the funds to complete the purchase.

KEYS RECEIVED: Once we received the closing documents, the client received the keys.

COMPLETION: Although the client’s part was complete, we still have post-completion steps: stamping the deed, registering him with the PRA, notifying him once registration is complete, returning the title deeds to the lender, and closing the file.

MORTGAGE BROKER ROLE

ADVICE AND AIP: The mortgage broker began the process by conducting a no-obligation call with the customers to check their buying budget and secure their initial Approval in Principle (AIP).

SALE AGREED AND DOCUMENTS: After the House Hunter stage and going Sale Agreed, broker proactively collaborated with the customers to request all necessary documentation, which was promptly uploaded and compiled.

REVIEWS AND PREPARATION: The broker completed a thorough review of the clients’ documents and financial transactions, resolving queries by retrieving updated payslips and stock statements, while also conducting PEP checks and arranging the property survey.

SUBMISSION AND VALUATION: After finalising the product consultation, the broker prepared and submitted the formal mortgage application to the lender and immediately ordered the property valuation.

FORMAL APPROVAL, PROTECTION AND CLARIFICATIONS: Once the valuation and survey were received, the mortgage broker scheduled the clients’ Mortgage Protection call, handled lender clarifications, and successfully secured both the formal AIP and the Letter of Offer from the lender.

DRAWDOWN AND COMPLETION: To finalise the transaction, the mortgage broker prepared the case for drawdown by submitting all required documentation to the bank, ensuring the funds were released precisely in line with the solicitor’s requested closing date.
